  • The answer is more complicated than other comments would lead you to believe. Before I get into all that, please know it doesn’t matter. Especially, when it comes to 14 year old kids who are playing JV sports at school.

    First, the problem with studies is that there are very few trans athletes to study. Some studies have only one or two subjects.

    Studies show that there is both an advantage and a disadvantage depending on what sport we are talking about and how long the athlete has been on hormones. Weightlifting and other strength based sports do tend to give an edge to trans women. However, cardio sports such as swimming and running put trans women at a disadvantage because they now have smaller muscle mass for their larger frames.

    To me, it doesn’t matter. The camaraderie and other things that kids get out of sports is more important than who wins and who loses.

  • At that age he carried around a stuffed cow and absolutely loved The Wizard of Oz. Our dad loved musicals as much as martial arts movies. We were blessed to have supportive families. He’s 22 now. I saw him last weekend. He was excited to be babysitting his gf’s pet snake. He’s a good kid.

  • Happy to help! The industry I work in is fairly small in number but we handle a huge portion of commercial loans.

    It’s just not one of those things most people know unless you are directly impacted by it. It’s not like Residential Mortgages as much as you’d think.

  • Some of the answers you already received are partially correct, but I work in Commercial Real Estate and I’d wager it’s because when a large tenant stops operating at a location, it causes a trigger on the loan that has repercussions due the property owner. Often, they lose access to manage their own rents.

    This happens even if the tenant is still paying rent. It’s because a vacant tenant, especially a large one, loses business for the surrounding business.

    Example: A grocery store in a strip mall closes down for repairs. Even if they are still occupying the space, it would cause a trigger. Lots of the other spaces in the strip mall are more valuable with traffic from the grocery store shoppers.

    TLDR, they don’t want a loan violation that will cost them.

  • In MO. Voted on it last year. The ballot was intentionally worded to be misleading.

    It said each person can only cast one vote. Making it sound like it was to prevent people from voting twice even though that person as already not allowed.
